Commercial Inspections-Inspections completed on multi-family, mixed-use buildings, strip malls, motels, factories, storage facilities, restaurants, and office buildings

  • Agency Inspections
    • Government Loans- Fannie Mae, Freddie Mac, MBA, USDA
  • Property and Market Analysis Inspections
    • Inspections performed to determine the estimate value of a commercial property
  • Commercial Lending Inspections
    • Confirms the presence and condition of real estate and/or equipment assets used to collateralize an SBA or CRE loans.
  • Origination Loan Inspections
    • Inspection includes a breakdown of major tenants at the property, surrounding area information, commentary of property condition, traffic and deferred maintenance. Typically used in loan origination due diligence.
  • Capital Improvements/Repair Verification Inspection
    • Verify damaged repairs, renovations or insurance loss repairs have been completed
  • New Construction Draw Inspections
    • Verify the status and progress of new construction of commercial properties
  • Collateral Inspections
    • Inspection performed annually to verify the current condition of the collateral associated with SBA or CRE loans.
  • Leased Equipment Inspections
    • This inspection is used as part of the due diligence process in the initiation of a new lease to verify the existence and location of the leased equipment, as well as to report on the condition and operability of the equipment
  • Landscape Inspections
    • Verify the landscape has been completed and in exceptional condition

Residential Inspections

  • Broker’s Price Opinion (BPO)
    • Utilize local brokers specializing in Residential Real Estate to assign a value to the property based on recent comparable (rent and sales), and outline a marketing plan for the sale of the property.
  • Capital Improvements/Repair Verification Inspection
    • Verify damaged repairs, renovations or insurance loss repairs have been completed
  • Collateral Inspections
    • Inspection performed annually to verify the current condition of the collateral associated with an SBA or CRE loan.
  • New Construction Draw Inspections
    • Verify the status and progress of new construction of residential properties
  • Natural Disaster Inspections
    • The inspector will report the exterior condition of the property and if it was affected by the natural disaster. If the inspector is able to schedule an appointment with the occupant, they will also report on the interior condition of the property.
  • Reverse Mortgage Inspections
    • Confirm the condition of the collateral supporting the Reverse Mortgag As well as a brief interior inspection of the home. As a secondary benefit, the inspection is way of confirming the original Reverse Mortgage borrower is still living in the home.
  • Door Knock/ Notice to Call Delivery
    • Contact and a “Notice to Call” delivery will take place to encourage a conversation between the lender and the borrower. Additionally, information regarding the collateral and the condition of the borrower’s home will be gathered

Specialty Inspections

  • Independent Sales Office (ISO) Inspections
    • Verify that the Independent Sales Office (ISO) has an established business with a separate office to conduct busine
  • Merchant Site Inspections
    • As part of due diligence, this inspection will report information regarding the size and nature of the business location, the number of employees, the type of inventory, hours of operation, etc. of a potential credit card provider.
  • Secret Shopper Inspection
    • Verify credit card processing by posing as a customer and purchase an item under $10.00 using a credit card. A receipt of the purchase is sent along with the completion information from the inspection
  • Delinquency Vehicle Loan / Notice to Call Delivery
    • Contact and a “Notice to Call” delivery will take place to encourage a conversation between the lender and the borrower. Additionally, information regarding the vehicle used as collateral and the condition of the borrower’s home will be gathered
  • Floor Plan Audits
    • Provides a full accounting of vehicles & equipment currently in inventory as well as units recently sold. Will verify the make, model, color and VIN number of vehicles.
